The sheathing and air and water barriers were applied to the wall panels in a weather-con- trolled environment, allowing production to continue during winter months. Prefabricating the wall pan- els brings many advantages to contractors and facility man- agers alike. The factory-built wall panels allow more square footage to be erected at one time, require a minimal lay- down area and provide a better quality control process in lieu of the traditional stick-built system. Once onsite, the units were hoisted onto anchors and connected to the building. This system was ideal for this project as it sped up the instal- lation process, reduced fi eld labor costs, facilitated higher performance and provided more regular conditions for panel optimization. Trend #4: Design-assist One last trend arising involves introducing building enclosure contractors to the architects, designers and consultants earlier on in a project during the design-assist phase. This concerted teamwork approach streamlines the design process and allows for primary parties to be involved from start to fi n- ish, enabling each participant to ask questions and make rec- ommendations along the way. Coordination of the design details is essential to achieving a building fa├žade that is highly effi cient and performs as expected. Alternatively, in the traditional bid-build delivery method, it is often too late or too costly for the building owner to address an issue or concern with the design. The management and coordination of the design and installation of a building envelope system is the core factor that can prevent or cause performance issues. When a general contrac- tor is assembling a team of subcontractors to furnish and install individual systems that will ultimately make up the building envelope, issues can arise with the functionality and performance of the build- ing envelope at various stages of the process, from precon- struction design through execution of the warranty. This traditional bid-build approach can draw setbacks in scheduling due to transitions between contracted parties. To streamline collaboration early on in the design-assist phase, a single-source contractor can oversee and manage each stage to ensure a smooth building enclosure installation. Streamlined collaboration, as well as effi cient workfl ow, is essential in keeping all activities and trades working together during a healthcare construction project. A large portion of building enve- lope maintenance issues and failures often occurs at the in- terfaces between systems. The management and coordination of transitioning the building envelope system's components is the core factor in preventing or causing performance issues during the building's lifespan. It is vital to execute internal meetings with subcontractors to ensure the transitions are on track and installed properly. Additionally, the architect, general contractor and facility manager should meet with the single-source contractor at least twice a month to con- fi rm construction is running smoothly and expectations are being met by all parties. Healthcare projects will continue to develop trends in the building envelope sector. Due to its usage, a building envelope system should be selected to meet the needs of both the patient and market. Maintaining and preserving the building envelope is an important part of a healthcare facility's successful operations program, especially for facilities with critical interior spaces.
