40 Medical Construction & Design | SEPTEMBER /OCTOBER 2017 | MCDM AG.COM is a property on the Albert Einstein College of Medicine campus selected for its proximity to the off takers, as well as its availability. The project will be designed, developed, constructed and operated by Enwave Energ y Corporation, a third-party owner-operator with district energ y systems in 11 diff erent markets in North America. Ensuring reliable, cost- eff ective operation One of the challenges developers, owners and operators have always had in developing district energy systems such as a microgrid — and a pitfall to fi nancial and operational performance — has often been the lack of accurate, detailed continuous operational data. A project may "work on paper," but long- term sustainable performance depends on the integration of two levels of data: building environmental conditions and demand for hot water, steam, chilled water (if applicable) and electricity; and the actual operation and adjustments of the equipment to ensure it is operating at maximum effi ciency. The solution is continuous monitoring of key microgrid facility indicators based on sub-metering of each of the major system components and operating parameters from the building automation system. Generating savings A cost-eff ective CHP mi- crogrid requires consistent heating loads and electricity usage. In most cases, achieving "critical mass" will require the participation of several hos- pitals. Over the long term, the best way to make a microgrid more cost eff ective is to make additional investments in energy effi ciency. LED lighting retrofi ts, premium effi ciency motors, variable frequency drives, and software to optimize the HVAC system will ensure the power coming from the microgrid is being utilized in the most eff ective and effi cient way, rather than wasted on old technolog y or poorly maintained equipment. Jennifer Kearney is founder and executive partner of Gotham Energ y360 LLC, an energ y procurement and sustainability services advisory. East Bronx Healthcare Microgrid will be designed to provide reliable heat and power to four New York City institutions, generate an estimated $87.2 million in net benefi ts over the project lifecycle and reduce greenhouse gas emissions. Continuous monitoring and oversight will help to ensure reliable, cost-effective performance.
