patient identifi cation and tracking, medication and equipment tracking, uninterrupted cellular service and wireless Internet access for patients and visitors. The heath system also invested in
sustainable design, engineering and construction technologies to meet the requirements of LEED-Silver certifi cation. These include locally sourced construction materials, low VOC-emitting materials, green roofs with native plants, rain gardens and collection of stormwater run-off, sun shades on south-facing windows and a high-effi ciency HVAC system.
MULTIDISCIPLINARY TEAM USING ADVANCED TOOLS
IPD integrates key project team members, including the owner, architect, construction manager/ general contractor, specialist design/ engineering consultants and design- assist subcontractors, very early in the project's development. This provides the greatest opportunity to positively infl uence design, schedule and cost. The approach enables the team to develop a complete, accurate set of construction documents, mitigating the potential for signifi cant changes during construction. The method minimizes waste, improves productivity and maximizes value for the owner. Skanska performed pre-
construction services for approximately two years prior to commencement of work in 2008, working with the owner and design team to develop and price the master plan, develop an overall project budget, scope and schedule based on conceptual designs, a fundamental layout and program

documents. The project team broke the fast-tracked project into fi ve major elements: central utility plant, garage, shell and core, interior build-out and site. The IPD core team engaged
key subcontractors early in pre- construction to aid in developing the budget and schedule. These included the mechanical and electrical subcontractors and key design sub-consultants. For example, the project coincided

with a very busy period in the regional construction market. The early involvement of subcontractors helped the team to plan the schedule to maximize use of skilled labor and maintain progress.
IPD LEVERAGES BIM TO FULL ADVANTAGE
In the context of an IPD approach, BIM can be leveraged to maximum advantage. A
